Development and Management of Community Malls


In 2014, the Company started developing and managing community malls. Its first community mall, “The Jas Wanghin”, sits on Ladprao – Wanghin Road in Bangkok’s Lat Phrao district. This community mall spans over five rai, two ngarn, and 20 square wah of land with the total leasable area of approximately 5,750 square meters. Since its launch in November 2014

The Jas Wanghin has operated as an open shopping center. Its location is its strength. Surrounded by densely-populated residential areas, it has easy access to various transport routes. Moreover, its tenant mix is appropriate as it answers well to the daily life of target groups namely housewives, families, and locals. Of the total leasable area, 60 per cent have been allocated for food-and-beverage tenants. This community mall has also included more than 250 parking lots – a number high enough to conveniently accommodate its customers’ vehicles.

Later on, the Company started developing its second community mall or The Jas Ramintra on Ladplakao Road in Bangkok’s Bang Khen district. Spanning over about nine rai of land, this shopping center has approximately 12,000 square meters of leasable area. It began its services in September 2015 as the Company’s second open shopping center. Its strength lies with its location, which sits amidst growing residential zones and near the planned Pink Line. In its neighborhood are various villages and condominium projects. Its tenant mix is diverse so as to respond well to its target groups. Available in its compound are food shops, beauty centers, fitness center, and educational institutes. There are also Starbucks, Max Value 24 hours, Mr. DIY, Amazon Café, KFC, and MK restaurant branches at this community mall. In addition, it has more than 350 parking lots for customers’ convenience.

In 2016, the Company began the development of JAS URBAN Srinakarin on Srinakarin Road. Spanning over about 11 rai of land, this shopping center has the leasable area of about 19,850 square meters. It is the Company’s first hybrid mall – with parts of it being an open mall and the rest functioning as an enclosed mall. These parts are connected through walkways. Boasting modern design, it has green spaces both indoors and outdoors. Customers therefore find the mall pleasant and uncrowded. There are several beautiful photo corners too. Its major tenants include Starbucks, Tops Supermarket, and SF cinema.

In 2020, the Company embarked on the development of Jas Village Amata. It is the Company’s first mall to sit outside Bangkok. Spanning over 18 rai, one wah, and 12 ngarn of land, Jas Village Amata has 8,700 square meters in leasable area.

Moreover, the Company has just launched a new community mall on Kubon Road in Bangkok’s Klong Sam Wa district. JAS Green Village – Kubon spans over about 30 rai of land. Its construction was scheduled for completion in the fourth quarter of 2021.

Inside JAS Green Village – Kubon are three main zones: Convenience Zone, Garden Zone, and Cozy Zone. This shopping complex features a food center, famous restaurants, fashion outlets, beauty centers, mobile-phone zone, educational institutes, a fitness center, a supermarket, a park, a petrol station and various other facilities. Importantly, customers can also find Singer Flagship Store, which is Singer’s first-ever large outlet in Thailand and occupies as many as 2,000 square meters, Mr. DIY, and a Power Buy branch that spans over more than 1,000 square meters.

This community mall also hosts Senior Live by JAS Asset, which provides elderly-focused services through Serena. It is a new business of the Company, which seeks to address the needs of Thailand’s growing elderly population. In December 2020, Jas Green Village – Kubon started providing services in its petrol-station and drive-thru outlet zone. Its full-scale services began in late 2021. This community mall’s construction space is well over 27,000 square meters while its commercial space is well over 22,350 square meters. Its target group are people who have purchasing power and live in Ramintra, Kubon, Hatairat, Klong Sam Wa, Min Buri, and Nimitmai areas. There are more than 82,000 houses in these zones and their residents are able to conveniently use Jas Green Village – Kubon, which has more than 700 parking lots. After its official launch, Jas Green Village – Kubon is expected to be the first and only fully-equipped green community mall on Kubon Road.
